SAN JOSE — Therma LLC, an organization that gives a variety of heating and air con companies for tech hubs and different websites, has leased all of an industrial constructing in San Jose.
Often known as the San Jose Logistics Heart, the constructing at 650 North King Rd. totals 212,700 sq. ft, in response to CBRE business actual property brokers Chip Sutherland and Brian Matteoni, who organized the deal.
The constructing is owned by a fund managed by Ares Actual Property.
“The lease-up with immediate commencement of the recently delivered San Jose Logistics Center underscores the demand for modern logistics and manufacturing space in today’s market,” stated Matteoni, a CBRE government vp.
Therma, which is predicated in San Jose, designs, produces, installs, and gives heating and air con companies for giant business and industrial buildings and properties. Tech campuses and information facilities are among the many websites it serves.
“With limited new supply, occupiers such as Therma are moving quickly on newer product that is well-located, with ample power today, and access to additional power,” Matteoni stated.
The deal arrives at a time when industrial leasing exercise seems to be on the rise within the South Bay, in response to a report by CBRE.
Within the July-through-September third quarter of 2025, the economic emptiness fee was 4.1%, an enchancment from a 4.7% fee for most of these buildings within the April-June second quarter of 2025, CBRE reported.
